Financing Assistance: We
work together with numerous local and national lenders in order to
assist our customers and clients find the right mortgage that fits
their individual needs. Just like all properties and agents are unique,
every customer has specific needs and each lender has different
qualification requirements. We will help you find a lending
professional who can answer your questions and assist you in finding
mortgage that fits your needs as well as budget.
Home Alert: As members of
the local Bryan / College Station Regional Multiple Listing Service
(BCSRMLS) we have access to the most current and up-to-date property
listings in our market. Homes that meet your requirements can be
emailed to you automatically as soon as they hit the market.
Viewing Properties: One of
the biggest misconceptions in the real estate business is that you MUST
call the agent listed on the sign to view the property! Your Buyer’s
Agent can show you any property that is listed with ANY company or
agent and even homes that are FOR SALE BY OWNER. By working with a
Buyer’s Agent you will allow the agent to better understand what you
want in your new home but equally importantly you will allow the agent
to get a feel for the types of homes and floor plans that do not match
your criteria.
Community Information: We
can assist you in the selection process by providing objective
information on each property, including community information on
utilities, schools, zoning, etc. This information helps answer two
critical questions: 1) Will the property provide the environment I want
for a home or investment; and 2) will the property have resale value
when I am ready to sell.
Negotiations: There are a
myriad of negotiating factors and tactics we can help with; including
price, financing, terms, closing dates, possession dates, repairs,
equipment, etc. The earnest money / purchase contract should provide
for inspections and financing contingencies for the property before you
are bound to complete the purchase.
Inspections: When working
as your exclusive Buyer’s Agent, we review the many types of
inspections available to help you identify which types that you feel
that you need to make a confident buying decision as well as to
determine defects that can not be seen by a visual inspection alone.
Inspections and investigations are strongly recommended prior to
purchasing a home and certain inspections such as a Wood Destroying
Insect Report might be a requirement for your mortgage. We will assist
you in finding qualified inspectors and selection of qualified
professionals to perform these investigations.
Transaction Management:
Even after we have helped you get qualified for your mortgage, shown
you properties, negotiated for the best price and term, assisted with
inspections, and re-negotiated with the Seller for any additional
required or desired repairs, we will help you with the final details of
the transaction. This includes working with your lender to provide all
documentation that can expedite your loan, working with engineers to
obtain a survey and working closely with the title company and their
representatives to ensure that the remainder of your purchase goes as
smoothly as possible.
Why do
I need a Buyer's Broker?
Before
starting
out,
prospective
buyers
should
remember
that the
all
agents or
brokers
work for
the
seller of
the
property
you are
looking
at
unless
you have
hired
them as a
Buyer’s
Representative
or
Buyer’s
Agent.

The agent
can offer
his or
her
knowledge
of the
market
and help
in the
preparation
of
contracts
but the
agent is
not
supposed
to offer
advice or
counseling
to the
Buyer
unless
the
Broker is
representing
the Buyer
by

Representative
Agreement.

the listing
price.
Since the
Buyer’s
Broker is
obligated
to
represent
the
buyer's
interest,
not the
seller's,
a Buyer’s Broker is
usually
paid a
percentage
of the
sale
price,
sometimes
a fixed
fee, or
sometimes
an hourly
rate.
Although
Buyer’s Brokers
are
becoming
more
common,
it may
not be
easy to
find a
qualified
and
experienced ABR in
your
area.
Possible
sources
of
qualified
Buyer’s
Brokers
include
referrals
or
recommendations
by other
experienced
Brokers
and or
professional
real
estate
groups in
your
community;
attorneys
with
active
real
estate
practices;
or
brokers
who
advertise
buyer
representation
services.

Who pays my Buyer's
Broker?
The SELLER of
the property will normally offer a fee to a Broker representing a
Buyer. If the Seller will not agree to pay my fee, I work for FREE!
That is the BEST PART of having your own exclusive agent - they work
exclusively for you, have no obligation to the Seller and the Seller
pays your agent a fee at the time the property closes. Does it get any
better than that?
